Repair it when the damage is limited to one area and the rest of the roof is in good shape. Replace it when damage is spread across the roof, leaks keep returning, or the shingles are near the end of their life.
A repair usually makes sense when
- The leak traces back to one spot, like a pipe boot or chimney flashing
- A few shingles blew off in a storm
- The roof is relatively young and otherwise sound
A replacement usually makes sense when
- Shingles are curling, cracking or losing granules across the roof
- You have had more than one repair for leaks in different places
- Storm damage covers a large area
- The decking feels soft when walked on
